• The Atlantic— Bedroom on 2nd floor with queen bed, twin trundle & private or shared bathroom
• The Carriage House— Two-story unit behind the main house. Features a queen bed, queen sleeper sofa, kitchen & bathroom
• The Gardener’s Cabin— One-story unit behind the main house. Features a queen bed & private bathroom. Dog-friendly!

VA Sales tax will be added to total
A 25% non-refundable deposit is required to reserve your date. Additional payments made 6 months and 3 months prior to event date.
$1,000 refundable security deposit due 30 days before check-in date (paid via cash or check only).
The security deposit will be returned within 14 business days of the event per no damages to the property
Cash, checks, money orders, Venmo and debit/credit cards are all accepted
Event liability insurance (~ $100) is required for wedding receptions - If serving alcohol, Host Liquor Liability must be added
An ABC banquet license (~ $55) will be required for wedding receptions serving alcohol
A rental agreement must be signed for your event weekend
Outside vendors welcome; caterers, bartender, and planners must be licensed and insured
There is a two night minimum on weekend packages. No exceptions. Additional nights can be added!

Having the bride/groom, their families, AND the wedding party able to spend the night on-site before and/or after the wedding ceremony saves SO MUCH time! (not to mention expense).
Many venues force you to hire vendors whom the venue either employs or has a contract with. We give you complete freedom in choosing any vendor you like! (as long as they meet safety requirements)

Up to 40 guests for an indoor sit-down dinner, 75 guests for an indoor only cocktail reception, or 120 guests with use of the outdoor space.
Yes, Bent Oaks Manor offers exclusive use of the entire property during your wedding weekend reservation time (except two small staff rooms), ensuring flexibility and personalized service for you and your guests.
While Bent Oaks Manor allows personalization of all event spaces, certain restrictions on may apply to preserve the historic integrity of the property. It's recommended to discuss specific decoration plans with the venue's event coordinator.
While Bent Oaks does have a fully equipped kitchen, we do not have a designated food service staff. You may choose any catering company you prefer (as long as they meet our vendor requirements) or you can choose one of our preferred vendors.
As with catering, you can either choose your own vendors (that meet our liability requirements), or go with one of our preferred vendors (with a discount of course!)
The stone-paved courtyard behind the main house is shaded by our giant oak trees, and can accommodate a tent large enough to seat up to 50 guests. Tent rental is an additional fee.
